Is there any option to evict the tenant by landlord?

During the Contract Period:

a. Failure to pay rent within 30 days of receiving a formal notice from the landlord.

b. Subleasing the property or any part thereof without the landlord's written consent. In such cases, eviction applies to both the tenant and subtenant, with the latter retaining the right to claim compensation from the tenant.

c. Using the property for illegal or immoral activities.

d. Making changes that compromise the safety of the property or causing intentional damage.

e. Using the property for purposes other than what it was leased for, or violating planning, building, or land use regulations.

f. If the property is deemed at risk of collapse, supported by a technical report attested by Dubai Municipality.

g. Failing to adhere to legal obligations or terms of the tenancy contract within 30 days of a written notification from the landlord.


Upon Expiry of the Contract:

a. If redevelopment of the property, as per government instructions, requires demolition and reconstruction.

b. If major renovations or comprehensive maintenance are required, which cannot be carried out while the tenant occupies the property, supported by a technical report from Dubai Municipality.

c. If the landlord intends to demolish or reconstruct the property or add new constructions that render the leased property unusable.

d. If the landlord wishes to repossess the property for personal use or for use by a first-degree relative.
